How fast can you actually close?
In as little as 7 days, because we buy with cash and there's no lender approval to wait on. "Fast" really means your timeline: some sellers close in a week, others need months to sort belongings and plan their next move. You pick the date. One seller's family needed two extensions on escrow to finish moving, and they got both.
How do you come up with your offer?
We look at what the house would be worth fixed up and what it will realistically cost to get it there (repairs, our costs, and our margin), then offer what works for both sides. I'm happy to talk through my thinking. You don't have to take my word that it's fair: get other offers and compare them. If you need months or even years before you're ready, call me when you are and I'll give you a current offer.
Are there any fees, commissions, or closing costs?
None to you. No commissions, no closing costs, no junk fees. The offer is the number you walk away with, minus only whatever you still owe on the house (your mortgage payoff and any liens; the title company handles those directly).
Do I need to clean out or repair anything?
No. Take what you want and leave the rest, including furniture and anything you don't want to deal with. We've cleared out entire houses after closing. The same goes for repairs: we buy houses with foundation damage, roof leaks, mold, and fire damage.
Can I sell a house that still has a mortgage or liens on it?
Yes, in most cases. At closing, the title company pays off your mortgage and any liens directly from the sale proceeds, and you receive what's left. If you owe close to or more than the offer amount, tell me early and I'll be straight with you about whether the numbers can work.
Do you buy rentals with tenants in them?
Yes, we can consider rentals with tenants in place, subject to the lease, tenant rights, and Oregon law. I've owned rentals myself for years. Tell me the situation and I'll tell you whether it's a property we can buy.
Do you buy houses in probate or inherited houses?
Yes, regularly. If the estate is still in probate, we'll work around the court's timeline. If there are several heirs, I'm happy to talk with everyone, since a closing needs every required owner or representative to sign. For legal questions about the estate itself, you'll want your attorney.
Do I need to live in Oregon to sell?
No. We've bought from sellers who had already moved out of state. Signing is handled remotely through the title company, and you can leave unwanted belongings behind.
What kinds of houses won't you buy?
Very few. Houses in great shape priced at full retail usually aren't a fit for what we do. Otherwise, condition, situation, and occupancy almost never disqualify a house.
Is your offer negotiable?
The price reflects the numbers, but the terms are flexible: closing date, move-out timeline, what stays and goes, and rent-back if you need time in the house after closing. If you think my repair estimate is off, tell me why. I've adjusted offers when a seller showed me something I got wrong.
What happens after I accept?
We sign a purchase agreement, we open escrow with a licensed Oregon title company, they run a title search, and we close on your date. The title company, not us, holds all funds and records the sale. You get paid at closing by wire or check. After signing, your part is showing up once with ID, or handling it remotely if you prefer.
Are you a wholesaler?
No. A wholesaler puts your house under contract and then tries to sell that contract to an actual buyer; if they can't find one, the sale can fall through. Oregon law (HB 4058) now regulates those practices. That's not how Rubix works: we buy houses ourselves, with our own funds, and the purchase closes in our name.
Is this one of those scammy "we buy houses" outfits?
Fair question. Here's what you can verify without taking my word for anything: I'm a licensed Oregon real estate broker (you can look me up on the state's license search), Rubix has been buying here since 2015, our reviews are public on Google, and every closing runs through a licensed title company that protects you. With any buyer, be careful about pressure to sign the same day, requests for money up front, no local track record, and prices that drop right before closing.
Will you lowball me and then drop the price before closing?
No. Some buyers lock in one price and then cut it shortly before closing, when the seller has few options left. I don't do that. My offer is based on seeing the house myself before I make it, and the price we sign is the price on the closing statement.
What areas do you buy in?
Across the entire Portland, Oregon metro: recent purchases run from North and Northeast Portland to Beaverton, Aloha, and Tigard, out to Forest Grove, and down to Newberg and Woodburn. We also buy in Vancouver, Longview, and Eugene. If your city isn't on that list, call anyway; chances are we've bought near you.
What if I'm not sure yet and just want to know what my house is worth to a cash buyer?
