How we buy houses, start to finish

Three steps, a written offer, and a closing through a licensed Oregon title company on the date you pick. Here's the whole process, including the part most buyers won't show you: how the offer number actually gets made.

STEP 02

Show me the house

A 15 to 30 minute walkthrough whenever works for you. Don't clean, don't repair, don't haul anything away. I've walked houses in every condition you can imagine, and plenty you can't.

STEP 03

Get your offer

Usually by the next day, in writing. Take your time with it, show your family or attorney, compare it with other offers. If you accept, you pick the closing date.

How my cash offer works

The simple version: we look at what your house would be worth fixed up, subtract what it will cost us to get it there, and make an offer that leaves room for us to run a business. That number lands below what a fixed-up house lists for. In exchange, you skip the repairs, fees, and showings, and you pick the closing date.

There's no pressure and no artificial deadline. Take the offer to your family, your attorney, or another buyer and compare. Some of our sellers have done exactly that, and one family took two years between first call and closing. When they were ready, I gave them a current offer and we closed. Prices change with the market, so if time passes I'll update the number. Once we sign, it doesn't change: what we agreed to is what you get paid.

One more thing worth knowing: Oregon law (HB 4058) now regulates wholesalers, who put houses under contract and then try to sell that contract to an actual buyer. That's not my business. What closing actually looks like

Once you accept, we sign a standard purchase agreement and open escrow with a licensed Oregon title company. The title company, not us, holds all funds, runs the title search, pays off any mortgage or liens directly from the proceeds, and records the sale. You get the balance at closing by wire or check.

Your part after signing: show up once with ID, or handle it remotely if you've already moved. We've closed with sellers who signed from other states. And if you need time in the house after closing, tell me before we sign; a rent-back or a later closing date usually works.

What you'll never see from us: a price that drops right before closing, fees deducted from the agreed number, or pressure to sign the same day. The offer I put in writing is the number on your closing statement.
